Purpose of Role
The Management of the Building Services to deliver the design, installation and commissioning on a specific project or assisting other Building Services Managers or leading a team of Building Services Managers as appropriate on a number of projects or one large/complex project, as instructed by the Principal Building Services Manager, from pre-qualification to completion of the Defects Period. This may include the management of a team of site-based staff.
The successful candidate will report into the Projects Manager based at Queen Alexandra Hospital in Portsmouth and be responsible for new build/refurbishment M&E based projects across Carillion’s existing PFI hospital estates in the South of England. The role will be based at Portsmouth but will require some travelling to support project teams on other Carillion Health Sites in the delivery of more complex M&E projects. The programme of health projects across the south of England include schemes vary in complexity and range in value from £150k to £8M.
The role will include the delivery of secured work alongside the development of future schemes including working with design teams, consultants and estimators to provide technical solutions to client briefs and support value engineering to provide best possible value.
The successful candidate will be able to demonstrate a track record of industry leading delivery of construction projects with a sound technical knowledge of Mechanical and Electrical installations typically found within acute care hospital environments. The Building Services Manager will be able to provide leadership of health, safety, quality and environmental compliance with a clear enthusiasm and commitment to continuous improvement. With the successful candidate being a good communicator, able to coordinate requirements between the client, designers, contractors and FM providers to ensure systems and procedures are place to ensure design, installations and commissioning is completed in line with the project requirements.
• Ensure all aspects of the Design Works instructions are implemented. - Fulfil the role of Bid Manager as applicable. - Ensure the production of the Building Services element of the Contractors proposals, ensuring they are complete, unambiguous, have been reviewed by the bid team and have been updated to include all post tender negotiations. This will include the completeness of the price and the assurance that all interfaces have been covered by our bid. - Ensure the Building services Design has been reviewed on all Projects with respect to mitigating Health and safety issues prior to construction. - Assist the Senior Building Services Manager or if instructed to do so by the Principal, assist other Building services Managers or work independently the production and negotiation of the Project specific Building services designer agreements (using the Company standard format except where novation agreements exist), and scope of works ensuring they are agreed and fully understood by all parties. - Produce, agree and manage, with all relevant parties, a realistic Building Services design, installation and commissioning programme and information required schedule to satisfy design, procurement and construction requirements. - Having reviewed the Building services requirements on the project produce a strategy for the procurement and delivery of the design, installation and commissioning or, on larger projects, assist or lead other Building Services Managers to do so as instructed by the Principal Building Services Manager and present to the Project team. - Manage the Building Services Design on site with the assistance of other site based resource by implementing the Design management plan, to ensure the timely production of information is issued, within budget, fully coordinated and buildable. - Ensure the Project team are working to the agreed Contractors Proposals. - Provide guidance to the Project team on Building Services related issues. - Liaise with their Principal Building Services Manager to coordinate resource requirements, reporting on project performance and liasing on staff pastoral issues as appropriate. - Assist their Senior Building Services Manager or if instructed to do so by the Principal, assist other Building Services Managers or work independently in the implementation of Continuous Improvement programmes.
