An international property developer and asset manager is currently looking for a Retail Center General Manager for an iconic retail and commercial asset in Singapore.

The Job
General Manager -Asset & Retail Operation Direct Reports (No.): 7
General management and property operations for a retail and office asset, following the highest industry standards to satisfy all stakeholders and to deliver optimum investment return to the owners.
Requires a practical "hands on mentality" with strong leadership, general management, technical operations, training and development skills.
*Lead the centre management team and overseeing A&P, leasing and operations
*Manage the asset infrastructure, centre standards and presentation
*Risk management
*Implement strategies to achieve mall performance
*Manage operational and capital budgets
*Management of financial assets and forecasting
*Management reporting
*Strategic marketing and asset positioning
*Manage stakeholder relationships: internal, external, retailers and owners
(NOTE: Performance targets/KPIs will be established annually and aligned to the criteria outlined below)
Key Result Area (KRA): Indicators
Financial: Forecast and manage operating expenses (OPEX) and operational capital expenditure (CAPEX)
Operational Excellence: Responsible for the day-to-day operation and performance of the mall
Risk management, including inspections, preventive maintenance, occupational health & safety (OH&S), and emergency/evacuation training and procedures
Overseeing the operational and marketing functions to ensure maximum value is obtained. Ensuring centre compliance with all authority and statutory requirements. Prepare the annual business plan, quarter asset reviews and monthly reports and other standard reports on progress against KPI's
Embraces innovation and new thinking in retail development and mall management Review and approve all retail shop designs
Strategic & Business Alignment, Identify opportunities to maximise and secure income, deliver rent to the owners and statutory requirements
People & Leadership: Maintain a strong rapport with retailers and stakeholders (both internal and external parties as well as owners representatives)
All aspects of general people management i.e. performance appraisals, training, coaching and ongoing performance management
Collaboration: Working as a part of a larger team to manage the property through the impending redevelopment and achieving the desired tenancy mix

Operations - maintenance of the mall's daily operations Leasing - occupancy rate maintained at optimal level Marketing team - for A&P matters
Investment Management team - to achieve the mall performance targets

NA Person:
*Strong leadership and interpersonal skills, with ability to develop and motivate the team
*Excellent communication and presentation skills
*High level of integrity, honesty and professionalism
*Degree/Diploma in Real Estate
*Minimum 10 years' experience in shopping centre management with retail knowledge with an understanding of retail and commercial property management
*Financial Management skills to prepare, report and manage budgets for owners and retailers and able to analyse inter- relationships of all financial issues to ensure maximum returns for the owners
*Excellent people management skills with people leadership and the ability to manage and develop the skills and aspirations of people to meet the needs of the business
*Excellent communication and written skills to be used in negotiation, presentation and conflict resolution
*A thorough retail knowledge and understanding of retail issues (eg. profit margins, occupancy costs, expenses and finance)
