Job Summary
The Construction Manager will handle the on-site, day-to-day tasks at the client site in Menlo Park. The Construction Manager will work closely with the Project Manager throughout the life of the project. The Project Manager will be responsible for ensuring all daily design and construction related issues are being addressed. The Project Manager plays an important role in producing quality deliverables, on-time and within budget.

Responsibilities include, but are not limited to:
  • Lead the design team in the design phase, from schematic drawings to 100% construction drawings, through construction phase while working with all stakeholders
  • Understanding participatory governance; understand how to attain consensus decision making
  • Coordinate internal teams services including estimating, scheduling and peer reviews
  • Contract Administration - process contractor pay applications, evaluate and process change orders, analyze and maintain logs/tracking sheets and records, perform inspection walks with DSA inspectors, observe and record work in place, document stored materials and monitor punch/warranty work
  • Management, coordination, and inspection of contractor work while project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way improve the operational success of the projects
  • Manage and resolve change order requests & problem issues and react to feedback from client personnel, prepare reports on project details and communicate overall project goals and details to client manager
  • Manage Requests for Clarifications (RFCs), coordinate responses and track requests to resolution
  • Prepare Monthly Project Reports
  • Maintain project management logs (RFIs, RFCs, PCOs, changes, submittals, field instructions, Non-compliances, safety, and close-out)
  • Familiarity with accepted buildings practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing and lien waivers
  • Control and monitor project budget & schedule

Minimum Requirements
  • Bachelor's degree in Construction Management, Architecture, Engineering or related field or equivalent practical experience
  • 8 years of experience in managing projects as a Construction Manager
  • Good communication skills (written and verbal), proactive problem solving, ability to adjust to changing job environment, and background in office procedures
  • Proficiency in using Share Point, MS Word, Excel and P6

Preferred Qualifications
  • Community College Experience
  • Ability to organize and manage contractors on complex projects and coordinate with public agency
  • Thorough knowledge of engineering and construction principles, practices and procedures, applicable laws and government regulations, principles of management and supervision and procedures and policies of departments and facility
  • Demonstrate proactive problem solving skills
  • Strong customer service skills
  • Excellent communication skills (written and verbal)
  • Experience in the public contract code arena
  • Possess a thorough knowledge of contract administration and office procedures
