Role Scope
To assist the Business Manager in ensuring that the coach station premises and associated buildings are maintained in a fit, safe and attractive condition. The Job Holder will take a lead role in the timely and effective delivery of a range of proactive and reactive maintenance activities.

Key Accountabilities
Actively inspect premises and equipment on a routine basis, identify and action work required as appropriate. Liaising with suppliers/contractors and alerting the Business Manager to any unresolved issues.

On a continuous basis undertake a range of basic premises' maintenance activities to ensure the functionality of all areas. Tasks include, but are not limited to, decorating, carpentry, light building works and servicing fixtures/fittings (excluding where specialist knowledge/qualification required).

Undertake real time reactive maintenance to ensure the safety, integrity and functionality of all areas during opening hours and in preparation for the operating day.

Identify and schedule planned and unplanned maintenance works and liaise with the Premises Maintenance Assistance as appropriate.

Monitor contractors/suppliers performance to ensure that goods/services are provided in accordance with specification and in a timely manner. Liaising with suppliers/contractors and alerting the Premises Maintenance Assistant for any unresolved issues.

Maintain stores and accurate records appropriate to local maintenance activities. These include: inspection reports, maintenance logs, contractors' worksheets, purchase orders for goods/services and stores' inventories.

Identify areas that could improve maintenance regimes, customer service and/or financial performance. Carry out ad-hoc checks to ensure contractors are working to agreed permits, documenting any discrepancies. Ensure that all matters are dealt with promptly, correctly, effectively and safely.
Develop and ensure adherence of use of Strategic Asset Management System (SAMS) of work maintenance records required and undertaken for both VCS operational and tenanted premises including stock control procedures.
Provide out of hours support for agreeing and monitoring Risk Assessments and Method Statements (RAMS) and issue the relevant Permits to Work prior to contractors working on site.

Inspect, maintain and install water/sewerage systems/equipment and install electrical systems/equipment throughout the coach station. Undertake PAT testing and other electrical maintenance of small equipment as appropriate

Deputise for Premises Maintenance Co-ordinator as required.

The Job Holder will work as part of a team of mixed and complementary skills. A close working relationship with the following is essential:

Managers and staff throughout VCS and Surface Transport.

Coach company management and front line staff.

VCS Tenants - Commercial and Residential.

Contractors and suppliers of goods and services.

Knowledge the knowledge required to adequately fulfil duties of the role.
Knowledge of TfL and VCS procedures relating to premises management and procurement of goods/services. (Desirable)

Knowledge of general buildings maintenance including plumbing and electrical. (Essential)

The Job Holder Electrician/Plumber must be qualified to the appropriate industry standards and maintain/develop the qualifications as required by the regulatory bodies. (Essential)

A good understanding of the requirements for handling small tools and electrical tools in a safe manner. (Essential)

Knowledge of Strategic Asset Management System (SAMS). (Desirable)

Thorough knowledge of applicable Health, Safety and Environmental legislation, procedures and practices. (Essential)

Membership of an appropriate professional organisation for Transport and Health & Safety. (Desirable)

Skills practical skills that are required to do the role.
The Job Holder Electrician/Plumber must be qualified to the appropriate industry standards and maintain/develop the qualifications as required by the regulatory bodies. (Essential)

The ability to think broadly to produce workable resolutions to the day to day maintenance issues and make recommendations. (Essential)

Good organisational and planning skills (Essential)

Good use of Microsoft Office products such as Outlook, Word and Excel. (Desirable)

Well practised communication skills, both oral and written for negotiating with contractors about performance and interrogating callers for details of defects. (Essential)

Will need to achieve results through others including influencing those over whom he or she has no direct control.

The ability to work as part of a team and to work proactively without direct supervision outside normal office hours. (Essential)
Experience describing the work experience (not year's) required to be able to fulfil the duties of the role.
A proven general background/experience in basic premises' maintenance. Practically minded and able to turn your hand to many tasks with common sense and enthusiasm. (Essential)

Working in a busy and varied frontline operational station

Working as part of a team to deliver a range of small ad-hoc works combined with large planned maintenance/essential and re-active works.

Working with contractors to deliver to works packages including actively monitoring Risk Assesments/Method Statements (RAMS) to ensure meeting Health and Safety legislation.
