A great opportunity has arisen for an experienced Housing Maintenance Manager to join a major FM company working within the MoD in the Dorset area. We are currently recruiting for an Housing Maintenance Officer to be responsible for a portfolio of properties and infrastructure within a designated area and to fully support the delivery of the contract, using knowledge of the properties and local conditions to ensure that the service is delivered to the highest of standards.

Monitoring the delivery of all Operational Maintenance services in a defined portfolio of properties, liaising with the delivery work stream to ensure work is completed to standard and on time. In respect to EM services, work with the delivery team as required. Act as a proactive focal point for all housing delivery issues within their area and provide assurance and conduct inspections to make sure that the service delivered meets the standards required by the business
To be aware of all other related activity in their designated patch, and to escalate any issues of non compliance through the prescribed processes. The role will use a patch data specific mobile device / tablet to record and access information, enabling this role to be carried out remotely when required
Provide local technical support for the delivery of Reactive and Planned Maintenance including the preparation of specifications, monitoring or work standards, managing and witnessing commissioning and undertaking condition surveys, as well as ensuring work is completed on time, to exacting standards and deliver the highest levels of occupant care at all times.

Technical Responsibilities
* Ensure voids are inspected regularly and the information is recorded on WorkManager. Ensure during inspection their security is maintained and that the risk of vandalism is reported in accordance with established procedure including;
* Reporting faults found and making safe
* Dealing with residual post
* Ensure voids lawn cuts are completed
* Ensure house is locked and in secure state when inspecting and leaving
* Gas, electricity and water meter readings to be recorded monthly including meter serial number
* Manage the delivery of move appointments and other OM related appointments
* Carry out any minor tasks required in voids where items can be carried simply using stock items e.g. replacing light bulbs, sink & bath plugs & chains etc. to ensure the property meets the required standard
* Undertake inspections covering the annual review of asbestos containing materials in accordance with any asbestos management plan relating to each individual property where such plan has been prepared
* Carry out inspections of roads and paved areas

* Significant experience in the management of Construction, Property maintenance or related field
* Experienced in managing a diverse range of job requests with competing deadlines and demands on resources
* Familiar with undertaking condition surveys of properties
* Familiar with witnessing commissioning
* Good working knowledge of statutory legislation relating to maintaining property and related assets.
* Knowledge and experience of working within strict ISO 9000 policies and procedures
* Good understanding of the key trades and accepted standards of workmanship
* Management of service delivery to achieve performance indicators
* Performance management of supply chain
* Excellent leadership, relationship management and occupant care skills
* Highly focussed on the delivery of service to customers
* Business finance, profit & loss, experienced in Cost v Value
* Commercial acumen
* Fraud prevention
* Strong negotiation, communication and interpersonal skills
* Ability and willingness to travel
* HNC in a Building/Civil Engineering or Electrical/Mechanical Engineering related discipline, or experiential experience or city and guilds served apprenticeship in a building related industry
* Good working knowledge of Health & Safety legislation, including the Construction (Design and Management) Regulations
* NVQ level 3 Customer care certification
