My client, a housing association based in Essex is looking for a Contract Surveyor for Responsive Maintenance to join their team.|
This is a fixed term contract until March 2017 and the successful candidate will have previous employment in a Building Maintenance department of a local authority/housing association, and will possess an HNC in Building Construction/Property as minimum.
This role will require extensive travel so a full UK drivers license is required.
The main responsibilities will be include;
Being responsible for carrying out pre and post inspections and surveys of the clients housing stock in relation to responsive maintenance, insurance and disrepair activities.
Additionally, you will produce specifications of works and specify/order work to properties within KPI targets, also monitoring / reporting on the state of stock and services. Providing technical advice and support to staff and contractors, you will investigate and diagnose defects, providing recommendations and working closely with contractors to ensure work is carried out in an effective and safe manner.
Other responsibilities will include;
To undertake pre and post inspections for responsive repairs and void properties, in line with KPI targets. Monitor recalls and quality assurance with regards to building works.
Inspect, specify, order and monitor work to void properties to the required void standard.
To investigate and diagnose defects and provide written reports, recommendations and specification of works.
To undertake stock condition surveys, RD-SAP, HHSRS, disposals, purchase and measured surveys as required. Maintain accurate records of property condition and works using both paper and electronic forms to include mobile working solutions.
To liaise with council departments, statutory bodies, consultants, loss adjustors, technical support groups etc, regarding the maintenance and refurbishment of the Association's property.
To maintain, update and utilise our approved contractors list.
Ensure that contractors are operating safe working practices in line with relevant health and safety legislation on site.
Manage small programmes of work such as the Aids and Adaptation programme.
Provide technical advice and support the Association by liaison with other departments and clients.
Assist in planned investment programme delivery as required.
Write robust and accurate specifications for property remedial works.
Ensure insurance and disrepair cases are managed appropriately to a satisfactory conclusion to include any party wall issues.
Produce schedules of dilapidations for end of lease and tenancies terminations.
Manage and monitor contracts to ensure the specification is met, value for money and measures are put in place for improvement. To include the correct contract documentation in line with the relevant building contract.
Provide property related reports as requested by management.
Manage damp and condensation cases to successful conclusions.
Ensure that risk assessments are undertaken and that personal lone working devises are used when out of the office.
Ensure budget and cost management are taken into account when authorising works and that contractor variations are scrutinised, agreed on site and value for money is achieved.
Undertake procurement of works as required and in line with the Associations procurement policies and procedures.
