My client, a housing association based in South-End is looking for a Stock Condition Surveyor to join their team.|
This is a fixed term contract for 1 year to start as soon as possible and the successful candidate will be qualified to HNC or degree level and will have appropriate experience of stock condition surveys of residential properties.
The main responsibilities of the role will be;
To provide appropriate and timely information on stock condition for the Association, ensuring compliance with relevant legislation, building regulation and with EHA policies and procedures.
To support the Property Investment Manager in establishing and maintaining an up to
date property database through various stock survey types to populate the 30 year business plan
Other responsibilities will include;
To carry out general inspections of properties including pre inspections for planned investment works, preparing SORs for specifications, drawings and necessary documentation to place contracts or planned maintenance works.
Responsible for undertaking post-contract completion inspections to ensure that work has been carried out to the required standard and quality arranging for and supervising defects rectification as necessary. Carrying out inspections of the existing stock; preparing and reporting on property stock condition and maintaining the Association's property stock condition database, as directed by the Property Investment Manager.
Compiling schedules of dilapidations as required.
Undertaking stock condition surveys; including the ability to carry out RD-SAP energy, Housing Health & Safety system, disposals, asbestos, access audits, purchase and measured surveys.
Liaising with other technical staff, finance and housing management in relation to stock condition matters, and the stock re-investment programme.
To achieve the required annual target set in relation to the stock condition survey programme.
To undertake pre-inspection of properties to identify stock which will be included in the planned investment programmes.
Provide accurate and detailed stock condition surveys and reports.
Survey data is accurately recorded either through paper or electronic methods.
Undertake stock condition surveys in relation to option appraisals and stock rationalization to include the purchase of new stock.
Consulting with Local Authorities, HCA and other bodies as appropriate, under the direction of the Property Investment Manager.
To be available for out of hours emergency call out advice, and physical site attendance when required, as part of out of hours rota.
