The district of Tandridge adjoins the London boroughs with excellent access to Junction 6 of the M25, five minutes away and central London, 40 minutes away by train. Despite being so close to the capital the district is in the heart of the green belt and is predominantly semi -rural.
Position: Building Surveyor / Project Surveyor
Location: Oxted, Surrey (5 minutes from Junction 6 on the M25)

Hours: 37 hours per week

About the role:
We are looking for two innovative individuals with a hands on approach to effectively maintain our small housing stock, spearhead our new contractor framework, manage our replacement programmes and contribute towards the way we are improving and delivering our maintenance service. The successful candidates will carry out duties relating to the inspection, management, administration and control of building activities on Council owned or leased properties, including reactive, planned and cyclical maintenance work and improvement work. You will inspect properties, including carrying out house condition surveys, to diagnose and schedule jobbing repairs, ensuring the Council`s repairing obligations are met in full.
Ensuring all activities are executed in accordance with the latest requirements of the Building Regulations, Health & Safety at Work Act and the Council`s Health and Safety procedures is a key part of the role. You will also undertake the role and duties of the Client and Principal Designer in accordance with the CDM Regulations.
Successful candidates will hold a relevant technical qualification and have experience in the repair and refurbishment of domestic dwellings. Previous experience of working in a local authority housing department or a Registered Social Landlord in a capacity which involves providing direct services to the public is also an important requirement. You may have experience of reactive maintenance and/or planning and contracts management; positions will be tailored to suit the skills of the successful applicant.
You will have knowledge of the standard forms of JCT contracts, Building Regulations, Health & Safety legislation and CDM Regulations as well as an awareness of Section 20 Leasehold consultation process. Good knowledge of common building defects, the ability to identify and recommend remedial repairs as well as an awareness of building estimating and costs, particularly as they relate to tenanted dwellings, is key.
Good customer care, Interpersonal and communication skills are essential requirements. You will also have knowledge of Microsoft Word and Excel, to include the ability to create and update Excel spreadsheets, as well as good organisational and prioritisation skills. A car driver with a full driving licence is also an essential.
You will be mobile to meet the needs of visiting and inspecting properties, with the ability to climb ladders, scaffolds, gain access to confined areas and negotiate uneven terrain. Ideally, applicants will be educated to degree standard (or equivalent), however this is not an essential requirement.
You may have experience of the following: Reactive or Planned Maintenance, Social Housing, Building Inspections, JCT Contracts, Building Regulations, Health and Safety, CDM (in the role of Client or Principal Designer), Section 20 Leasehold Consultation, Property Refurbishment, and Building Services, etc.
