Our client is a London based design and build company delivering high quality building projects. Founded over ten years ago they provide a complete building service for their clients.

They are currently looking to recruit an Operations Manager to join their team

Job description

Reporting to the leadership team, the Operations Director is responsible for managing all the site based activities.

The key deliverable of this position is to ensure that all building contracts are delivered on time, to the required standards and within budget. This is a client facing role and it is the responsibility of the Operations Director to be the conduit between the client, CA and the site teams.

The Operations Director is to work alongside the Quantity Surveyor / Commercial Manager to produce all project valuations and manage all site related commercial activities. This is to include but is not limited to valuations, variations and the management and execution of the financial aspects of the contract.

Direct Reports - Project Co-Ordinator, Site Managers, Working foremen, Subcontractors.

Main Duties

Health and Safety Compliance

Enforce Company H & S Policy across all sites.

•Minimising the likelihood of accidents, fines and compensation claims.

•Ensuring that site set up has taken place in keeping with the company Safe System Manual.

•Monitoring site practices and routines to ensure compliance with relevant legislation and regulations.

•Identify training needs and arrange that personnel attend courses as necessary

•Ensuring that regular tool box talks are taking place and being recorded and archived on site.


Must have a comprehensive understanding of all the companies contracts and be aware and execute all of the companies obligations within these documents.

•Must manage clients, CAs and subcontractors in line with contract documents.

•Responsible for ensuring that all contracts are signed, dated and stored in line with company policy.

•Represent the company at all pre contracts meetings with client and CA.

•Must set up and deliver the pre-start meeting to all subcontractors across all projects.

Planning and Monitoring

The Operation Director is responsible for the management of all projects and the owner of all project schedules.

•Must have a full understanding of the operational modules of Builder Trend

•Must ensure that the all project documentation and admin is being run through working with the Project Co-Ordinator.

•Must set up the project Gantt with the QS and Project Co-Ordinator and agree the job programmes with Site Managers and subcontract teams.

•Responsible for reporting against all projects.

•Responsible for chairing all site meetings.

•Identify all delays and variations to contract that will impact on the programme or budget and ensure that the programme is revised accordingly and that the CA and client are notified.

•Compile relevant reports and return.


•Identify as early as possible any change orders / variations and inform the QS / Commercial Manager for pricing.

•Work with the QS / Commercial Manager to carry out regular value creation exercises on all sites.

•Ensure that all subcontractor works are signed off to ensure quality of product and that the subcontractor is working in line with their agreed milestones.

Operations and work force management

•Maximise productivity and efficiency by monitoring organisation and methods.

•Ensure that an adequate workforce is in place to enable completion of contracts to programme.

•Provide technical support to Site Managers

•Hold weekly progress reviews with Site Manager.

•Ensure all personnel recruitment and induction procedures are completed in line with regulation and comply with all relevant legislation.

•Liaise with sub contracted trades to ensure good relations are maintained and our performance requirements are clearly communicated.

•Working with other Contracts Managers/ Construction Managers and Project Co-Ordinators within the group to maintain a company wide overview of sub contract teams.

• Review subcontract performance giving regular feedback throughout the project as appropriate and ensure they adhere to the 'Code of Conduct at all times.

Quality Control and Compliance

The Operations Manager is responsible for the quality control across all projects and must ensure compliance of whole build to Building Regs and any other prevailing legislation.

Client Relations & Liaison

•Represent the company at site meetings.

•Take and distribute company minutes when it is an agreed responsibility to do so.

•Maintain flow of timely information to client and all other stakeholders.

•Justify and obtain formal agreements of unavoidable delays to minimise penalty clause / claims.

•Manage client related disputes or issues referred by site, escalate as appropriate.

•Receive all client / architect instructions and communicate them to all affected.

Report & Returns

•Must carry out a weekly meeting on all sites.

•Must attend and chair weekly meeting and produce report on progress to Leadership Team.

•Must ensure SML is kept up to date.


•A minimum of 10 years' experience in a similar role

•A proven track record with a large company or in the construction industry

•Strong personality with the ability to lead.

•Excellent communication skills
