Senior Contracts Manager - Demolition

Our client is a successful construction company that has been established for over 50 years. They have successfully delivered a number of challenging projects over the years and operate within the demolition, decontamination and civil engineering services operating as both main and sub-contractor. Notable projects to date include Battersea Power Station, Wembley Stadium and works on Crossrail. They have won a number of awards and have an outstanding reputation for the safe delivery of quality projects to programme and budget.

They are now seeking to appoint a Senior Demolition Contracts Manager to support projects from pre-construction phase through to handover to client or main contractor. This position will have overall responsibility and accountability for delivery of a single or multiple projects with contract value up to £40m includes but is not limited to:

Health, Safety and Environment and Quality
• Ensuring the sites adherence to the Health, Safety and Environmental regulations
• Identifying and addressing breaches to Safety, Health and Environmental issues
• Ensuring adherence to Considerate Constructors Scheme
• Following up on and closing corrective action plans Finance
• Monitor and control projects performance against estimate and budget
• Creating and reporting on financial forecast
• Achieving expected profit margins
• Identification of financial risks and management of limiting their impact Programme
• Ensuring effective delivery of the project to the programme schedule
• Implement and monitor regular review of the programme
• Making amendments to the programme to reflect any changes and delays
• Regular reporting on the progress of delivery and comparison to programme schedule externally and internally
• Identification of programme risks and management of limiting their impact

Client relationship
• Interface and represent the project to client
• Keeping clients informed
• Managing clients' expectations
Contract Management
• Managing contract between the company and the clients or main contractors as well as subcontractors
• Working within the framework of JCT, NEC 3 or bespoke demolition contracts
• Provide expert advice to the project team on the content of the contract
• Identify areas of variation, negotiating price and ensuring clients payment
• Contractual notification to client such as variation and delays
• Drafting and negotiating contracts amendments
• Managing Contract Administrator Instruction, Architects Instruction and Confirmation of Verbal Instruction

Risk Management
• Early identification of key risks and evaluating their impact on the delivery of the project
Site management
• Providing technical support and leadership to the site teams and project managers
• Informing the site of clients' changing expectations

Key contacts
• Internal - Directors, Head of Demolition, Project Managers, Site Managers, Quantity Surveyors
• External - Clients, Main Contractors, Subcontractors, Auditors

The Person, Skills and experience
• Engineering or preferable demolition knowledge
• Experience and solid understanding of JCT, NEC 3 and bespoke contracts
• Commercially and contractually astute and proactive
• Able to plan, schedule, organize, monitor and report
• Experience of project delivery over multiple projects and their teams
• Excellent interpersonal and communication skills
• Negotiating skills with the ability to achieve results without alienating the Customer
• Effective problem solver
• IT skills - MS Office, Asta Powerproject

• Black CSCS or CCDO card
• Temporary Works Coordinator
• Degree in civil engineering, construction management or demolition
• Chartership of IDE, RICS, CIOB preferable but not essential
