My client, a housing association based in the Preston area is looking for an Assistant Development Manager to join their team.

This is a full time permanent position and the successful candidate will have worked in property development for a registered provider and/or a house builder with a background in the delivery of housing projects for rent and for sale.

The main responsibility of the role will be to contribute to the delivery and management of the region's growing development programme.

Other responsibilities will be as follows;

Reporting to the Regional Development Manager, you will work alongside key internal customers, stakeholders, contractors, consultants, service providers and development partners.
You will contribute to the identification and appraisal of development opportunities and oversee the full lifecycle of a range of projects from pre-construction through to the construction and post construction stages.
The role is highly varied and will offer a wide range of duties.
You will identify and negotiate grants and other external funding sources for the projects and oversee the preparation of project budgets and monitor expenditure. Where appropriate, you will also negotiate terms of appointment and oversee the management of consultants, contractors and other suppliers.
You will also manage the defects rectification process for completed schemes
You will contribute to the negotiation of land or property acquisitions, taking a leading role in the due diligence process.
As well as development opportunities, you may also undertake option appraisals for existing properties and manage reinvestment or disposal strategies.
You will act as the public face for your development projects, producing public relations and marketing information and conducting public consultation activities where appropriate.
Managing risk and ensuring regulatory compliance are essential for this post, and you will also assist with administrative processes within the development team.

This role will require you to interact with key internal and external stakeholders. You should have a background in a customer focused environment and excellent communication skills.
We are looking for proven experience of the entire lifecycle of housing development and a high level of technical understanding of design, construction, property and related legal issues.

You should have a good working knowledge of development funding streams and their potential applications as well as knowledge of a framework of policies, standards and procedures for development.

This role requires someone who can be highly adaptable and has the ability to positively influence and negotiate where necessary.

This position is based in Preston, but covers the whole of the North West, with some national responsibilities. You will, therefore, need to hold a valid driving license and be prepared to travel.
