Purpose of Role
We are currently recruiting for a Facilities Maintenance Site Supervisor to look after one of our sites in the Cramlington area. This role is an initial 3 month fixed term contract with the view to make the candidate permanent.

Job Background

Reporting to the Mobile Maintenance Technician, the Site Supervisor oversees the work of the Cleaner(s) and contributes to the effective maintenance of the site.

Job Purpose

To identify and/or respond to day-to-day building fabric, cleaning and M&E issues, take ownership and appropriate action to resolve them in accordance within own abilities and skill level.

Principal Responsibilities

· Undertake routine repair and maintenance of the fire stations in accordance with a schedule of programmed maintenance, which has been approved by the Contractor or the Authorities under the Review Procedure
· Assist the Mobile Maintenance Technician to develop and maintain a preventative maintenance strategy which covers the approach to the following, whilst ensuring minimum disruption to the users and visitors to the sites and buildings:
o Asset protection
o Risk assessment
o Quality Standards
o Human Resources competency and training
o Energy management
o Health & Safety statutory compliance
o Operational and safety plans
o Performance management
o Strategic reviews during contract
· Ensure compliance with environmental conditions as stated in the Area Data Sheets and ensure a safe environment is maintained for all users and visitors to the sites and buildings and that the condition of the facilities is maintained
· Contribute to a reactive maintenance service to the agreed standards for internal parts of the building to include:
· Maintenance and cleaning of the catering areas and equipment
· Replace/repair any defects to the installed cabling and its connections as installed at no extra cost to the Service, in order to maintain the communication network
· Assist the Mobile Maintenance Technician in order to maintain gas supplies and distribution systems in a leak free condition at all times, to permit the normal operation of the new and adapted facilities
· Ensure all waste material generated by maintenance activities is safely removed from site
· Liaise with maintenance sub-contractors, as appropriate
· Undertake reactive day-to-day maintenance tasks of all the premises associated with M&E and building fabric services
· Participate in “on-call” rota if required
· Assist the Mobile Maintenance Technician in creating, then action a schedule for preventative maintenance of equipment
· Undertake PPMs and maintain all relevant records to include PPM records, fire alarm testing, etc
· Assist in the maintenance of stock control of critical spares, eg,. Lamps, filters, etc
· Manage and supervise the work of the Cleaner
· Keep all external hard surfaces and landscaped areas neat and tidy and free from accumulations of litter, leaves, rubbish, moss, weeds, graffiti, etc
· All grassed areas to be maintained at a reasonable length, free of weeds and neatly cut to the borders. All planted borders to be kept free of weeds and to be maintained to a pleasing appearance and not to obstruct pedestrian or vehicular routes
  • Monitor and record building management system details, eg. Boilers and chillers
  • Manage staff rota to ensure that cleaning continues during holidays and absence
  • Participate in on-call rota
  • Monitor and ensure re-ordering of consumables
  • Undertake regular team briefs and induct new staff

Knowledge & Experience

  • Experience of working in a similar capacity to this post and previous experience of supervising the work of others

  • Working knowledge of IOSH, Permit to work and Safe systems of work


  • Previous experience in a maintenance environment with skills relating to either electrical services, automatic control systems, or plumbing including fault finding, with a sound knowledge of HVAC services and building maintenance
  • Experience of working within a multi-site organisation in a similar capacity to this post is an advantage, but not essential
