1 Overall Purpose of Job

Responsible for the development and establishment of the maintenance company, which delivers a high quality, value for money, maintenance service to a well know Housing Association and other service users.

To recruit and lead the Maintenance Company team; ensuring that everything is compliant with all legislation, financial and regulatory requirements, adequately resourced, trained and motivated to deliver an excellent, cost effective service to both internal and external stakeholders

To report to the Board on the development of the project implementation plan, achievement of key milestones and any obstacles to progress with recommendations as to how these can be overcome.

Ensure quality control procedures are in place to achieve a right first time ethos and deliver high customer satisfaction outcomes

To establish and develop company governance and administrative processes - including stock control, invoicing, purchasing and contract documentation to a high standard which ensures the smooth running of day to day operations

Overall responsibility for delivering future growth which produces efficiencies and generates surpluses

Manage the company Business Planning process including planning, preparation, management and monitoring of budgets and ensuring the effective utilisation of capital and revenue expenditure and identification of appropriate growth targets.

Overall responsibility for ensuring continuous improvement in all aspects of the company's operations

Develop and management of an employee incentive scheme that is fair and equitable.

Establish good working relationships and working practices with the parent organisation

Responsibility for exploring external opportunities for growth where contracts can be delivered profitably but without having a detrimental effect on the service

Ensuring customer satisfaction comments and complaints are collected, monitored and analysed to improve service and procedures to ensure we meet customer service needs

Responsible for ensuring the company has satisfactory performance management systems for monitoring and achieving internal targets, benchmarking, financial controls and other agreed compliance requirements and frameworks

To ensure that performance and quality indicators are embodied within annual service plans, effectively communicated within the organisation and are cascaded, monitored and achieved throughout the team through the employee appraisal scheme

Prepare, attend and present reports to the Board of Directors on financial performance, productivity and future business opportunities as required

Responsible for ensuring the company keeps up to date with legislative changes and developments within the maintenance sector

Refine, prepare and install all required policies and procedures to ensure compliance with legal / insurance requirements and best practice in respect of health and safety.

Actively promote a positive approach to Equality and Diversity policy and practice in all aspects of the job role as it relates to colleagues, customers, contractors, etc.

Ensure that access to information complies with Data Protection legislation at all times

Set up and implement 1st Touch scheduling system.
