Job Description:

MANDATE/PURPOSE:The Maintenance Specialist is responsible for managing maintenance requests, including the diagnosis, prioritization and scheduling of repairs across the Patry property NA to the Sr. Property Manager and the Sr. Maintenance Specialist, the Maintenance Specialist will also be responsible for scheduling and performing routine maintenance or Patry properties as outlined by the annual maintenance schedule developed in collaboration with the Sr. Property Manager with input from the Property Managers from across the portfolio. Objective of this annual calendar is to ensure all Patry properties are functioning at the highest level of quality and maintain the intended NA Maintenance Specialist is in frequent contact with tenants, and represents Patry Inc. Development. As such, the Maintenance Specialist must act as an ambassador for the brand - presenting themselves in a professional manner, delivering consistent, quality and trustworthy service, while managing expectations and prioritizing requests across all properties. In the off chance that this is not possible, the Maintenance Specialist will determine the best way to rectify the situation to ensure client satisfaction remains high. KEY FUNCTIONAL ACCOUNTABILITY 1. Customer Relations2. Facilities Operations and Engineering3. Repairs4. Coordination SPECIFIC ACCOUNTABILITIES 1. Customer Relations• Responds to and schedule maintenance requests in a timely manner - ensuring100% of requests are responded to within 48 hrs.• Acts as brand ambassador for Patry Inc. Developments, delivering high quality, professional and friendly customer service at all times and instills the sense of customer service in his/her staff• Manages expectations with tenants, communicating delays in maintenance service and providing clear direction to staff to help ensure those expectations are made 2. Facilities Operations and Engineering• Assists in the creation of annual operating budgets (for property maintenance) by helping Property Managers and the Sr. Property Manager to forecast the annual maintenance cost required to maintain the building(s)• Routinely reviews staff performance, including any contractors (i.e. specialty services), to ensure top quality work is being performed to meet both owner and client expectations 3. Repairs• Completes property repairs in collaboration with the Sr. Maintenance Specialist• Delegates tasks to maintenance team based on skillset and availability• Identifies and schedules regular repair and property maintenance - develops calendar in collaboration with the Sr. Property Manager to ensure all Patry Inc. Development staff are aware of planned events 4. Coordination• Liaises with the Property Manager for issues pertaining to building systems• Manages and prioritizes requests across the Patry property portfolio, delegating/assigning repairs to staff based on skillset and availability• Hires external contractors as necessary to perform repairs when staff is unable to or expert knowledge is required (i.e. electrical)• Coordinates periodic testing of fire, life safety and building systems in accordance with government regulations and code, working with the Sr. Property Manager to assign dates on the Yearly Calendar KNOWLEDGE AND SKILLS: Knowledge:• Working knowledge of plumbing, electrical, appliances, carpentry and painting trades• Knowledge of Occupational Health and Safety Act (OHSA) laws and regulations Skills:• High level of customer service• Exceptional attention to detail• Ability to foster and maintain relationships with tenants and vendors/contractors• Excellent interpersonal skills, and dependability• Strong organizational skills and time management skills• A high degree of professionalism and strong work ethic with a strong sense of responsibility and integrity• Confident in dealing with people in authority and possess the ability to prioritize tasks in order to deliver high quality work against tight deadlines and to work confidentially and sensitively EDUCATION:• High school diploma or equivalent• Trade school and/or industry designations an asset EXPERIENCE:• At least 5 years hands-on general maintenance experience including plumbing, electrical, appliances and painting• Experience working in residential setting required
