* To directly manage the successful delivery of planned works projects that are included in the Property Services planned works programme
* Deliver high quality projects to time and budget
* Primary responsibility for stakeholder consultation and communication ensuring an excellent customer experience and a consistently high level of customer satisfaction upon completion


* To prepare briefs for consultants and contractors on proposed works projects as required
* To prepare and lead on delivering high quality communication plans for residents and other stakeholders to ensure that all parties have the opportunity to influence the proposed works and are well informed throughout the delivery phase with a robust post project review process
* To follow the planned works procedure suggesting improvements where identified
* To ensure that projects with leasehold and other service charge implications are consulted on and delivered such that income collection position is protected
* To provide monthly project reports to the Programme Manager on project progress with actual and forecast timescales and expenditure, exercising budgetary control and value for money in all activities
* To inspect properties, prepare specifications and other contract documents
* Where appropriate, preparation of tenders, obtain statutory and other approvals
* Carry out the contract administration function in the delivering of programmes of works
* To review and validate potential works as identified from the stock condition database
* To lead on procurement of works where necessary ensuring compliance with all current legislation and Origins financial regulations.
* To support the Asset team when required in carrying out stock condition surveys and validations
* Issuing of orders, supervising works and authorising payments within delegated authority
* Checking submissions for payment from contractors and consultants, inspecting works and authorising interim certificates, making alterations as appropriate
* Measurement of works and carrying out audit check of contractor applications
* Lead on the agreement of final accounts
* Prepare reports for Senior Management and Executive Investment Panel for project approval
* Assisting in the development of long term maintenance programmes
* Provision of technical advice to other staff
* Appointment, briefing and monitoring of consultants where specialist skills are required
* Ensure that all previously agreed social value outcomes are delivered where they are related to specific projects for which you are responsible
* To have a good working knowledge of all forms of contract and regardless of the contract work collaboratively with all parties to achieve successful project completion
* To represent at conferences, seminars and external meetings
* To ensure that complies with all Health & Safety legislation and in particular fulfils its obligations as client under the Construction, Design & Management regulations
* To attend and lead resident meetings to present proposed schemes or to report on progress
