Purpose of Role
The overall leadership and management of a team of building services resource within the business. The team will consist of a number of Building Services Managers and, on a project by project basis, a number of site based staff. Be the focal point for Building Services within the Business Unit, developing strategic relationships with key suppliers and designers.

Principal Accountabilities
• Ensure all aspects of the Design Works instructions are implemented. - Fulfil the role of Bid manager as applicable. - Ensure the Building services element of the contractors’ Proposals on each project, are complete, unambiguous, have been reviewed by the bid team, and have been updated to include all post bid negotiations. This will include the completeness of the price and the assurance that all associated interfaces have been covered by our bid. - Ensure the building services design has been reviewed on all projects with respect to mitigating Health and Safety issues prior to construction. - For each project, ensure all building services designer agreements, (using the Company standard format except where novation agreements exist), and scope of works are agreed and fully understood by all parties including the contents/requirements within the design management plan - For each project, ensure a realistic Building services design programme and information required schedule is produced and agreed by all parties to satisfy design, procurement and construction requirements. - Coordinate project resource requirements with the Building Services Managers, Principal Design Managers and Project Managers. - Ensure each project has reviewed the building services requirements and produced a strategy for the procurement and delivery of the design, installation and commissioning by either producing the Strategy personally on larger projects or assisting their Building Services Manager to do so. - Liaise with and visit, on a regular basis, the site teams to ensure all parties are fulfilling their obligations and review the design, installation and commissioning programmes to satisfy themselves on the performance of the project and site team with respect to building services. Liaise with the Design Director reporting on individual project performance, resource requirements, staff pastoral issues, training and development requirements. - Develop and manage strategic relationships with key supplier, understanding their business and supply chain, agreeing protocols for joint collaboration on projects. - Maintain close relationships with customers and principle designers. - Assist the Design Director in the development and implementation of Continuous Improvement programmes including EDM.

Additional Role Information
A Principal Building Services Manager required to support pre-construction activities and lead the design management and strategy for the building services element ensuring coordination and liaison with the architectural design team. The successful indvidual will have a design background in either mechanical or electrical and a minimum 5 years with a main contractor understanding the delivery requirements of the building services element of a majoer project.
