Role Description
A Hard FM Manager is required to work as part of the estate team managing the operations of the sites Hard FM activities at the Darent Valley Hospital on behalf of Carillion Services.

Responsibilities will include but not limited to:

The next five to ten years will require an evolvement of skills and roles as the major asset replacement programme takes place, in consultation and agreement with the SPV, Semperian.

The post-holder has the following specific tasks:
*From a health and safety perspective the estates department complies with the relevant legislation, relevant HTM appointments are kept up to date and that liaison procedures are maintained.
*Effective Budgetary control as P&L account holder of the estates budget
*Ensure the asset management strategy is compliant and fully implemented; liaison with the Senior Estates Manager and Carillion Projects Project Manager.
*Maintenance and development of the computerised asset management system.
*The management, leadership and development of the in house maintenance and new works team.
*Support of the Contract Director in matters relating to the estate, ensuring that the estates strategy is on plan and that future developments are identified and integrated wherever viable and beneficial.
*Liaison with both the SPV and NHS Trust in estates related matters

Key roles and accountabilities
*The development of the Asset Maintenance Plan, resource levels, structures and budgets to ensure the Plan meets the Asset Management Strategy.
*Ensure the delivery of the Asset Maintenance Plan, with the objective of ensuring a cost effective life cycle operation.
*The post-holder will ensure the Estates operation operates effectively by leading and managing the team at his disposal.
*This will also include day to day engagement with the estates management team, frontline staff and contractors as required. Liaison processes with the SPV and the NHS Trust are important and development of this relationship is a key deliverable for the post holder

Required Experience
You must have a degree or higher national diploma in Electrical or Mechanical engineering discipline. Previous Appointed Person for High Voltage or Mechanical High Risk is required and a background in management of an estate team, as well as excellent Health & Safety management experience, preferably holding NEBOSH or IOSH qualification. Experience of at least one healthcare PFI site and the use of CAFM is required.
