Purpose of Role The principal duties of a Building Engineer are Operation, maintenance and monitoring of the building automation system, HVAC system including chiller and boiler plant, water treatment systems, fire alarm systems, pneumatic tube system, medical gas and other mechanical/electrical systems or equipment. He/she will also make rounds in the mechanical rooms and respond to all trouble calls from various departments throughout the hospital, rectifies or isolates the problems and ensures continuity of their related operation SAFETY STATEMENT Contribute to creating a safe and healthy environment for patients, staff and others, working in compliance with Carillion Services' and the Halton Health Services' health and safety policies, code of conduct and applicable legislation. Utilize protective equipment provided and perform task risk assessment to identify and report hazards. Principal Accountabilities General Duties (70%)Acknowledges alarms and review computer printout of building automation, fire alarm, pneumatic tube, and medical gas systems; troubleshoot and try to clear NA chillers, cooling towers, steam boilers, hot water boilers and their auxiliary and ancillary equipment, promptly responds to their alarms, troubleshoots, fixes or isolates NA and maintains cooling tower, chiller tubes and fire chamber of hot water and steam NA preventative maintenance on air compressors, air dryer, actuators, regulator, valves and control airlines as NA diesel generator fuel supplies and schedule deliveries as NA weekly emergency generator test in cooperation with the electriciansResponds to fire alarm and other emergency codes, reset fire alarm panel and other related equipment upon the request of the Fire MarshalResponds to elevator's troubles, Initiate elevator service calls when patients, staff or visitors are trapped in, and inform Supervisor for other related emergency service NA to the maintenance and trouble calls at all times as requested and trouble shoots, perform minor repairs or isolates the problems; consults supervisor for after hour service callsInspect plants equipment and facility's mechanical rooms on a daily basis and fill out the necessary log sheetsTests, calibrates, measures and adjusts control devices and space environmental parameters such as temperature, humidity and air flow throughout the facility including patient isolation NA water treatment tests and do treatment as neededCoordinates tradesmen and contractors work with minimum effect on the patient care operationMonitor building automation systems and make minor adjustmentsMaintain Logs and write reports as required and requestedKeeping work area orderly, clean and safeEnsures proper care in the use of equipment and supplies Inspect and replace filters in AHUs, fan coils, AC units, medical air system, cooling and heating water systems and water treatment systemsEnsure conformance to the Environmental Management System within key process NA suggestions, provide feedback and propose ideas for continuous improvement" Quality Management (15%)Maintain records and information pertinent to work NA PM and routine work orders on the PDA after completing work assignmentsProvide technical assistance and advice as directed by the Plant Operations SupervisorIssues work permit and Burn (Open Flame) permit to contractors and tradesmenAssist with the care and maintenance of the Department's equipment and suppliesAdhere to the Department's established policies, procedures, objectives, quality assurance and safety guidelinesEnsure that due diligence is exercised in the use of equipment and NA health and safety rules and regulations appropriate to the area and work situation consistent with the Occupational Health and safety Act and other legislated enactment. This includes strict adherence to the Lockout/tag-out NA in the coordination of work activities with various client groups in an efficient mannerSearch specifications, schematics, drawings, O&M manuals in order to make repairs and adjustments to equipment and machinery as necessaryKeep and maintain records as NA to the Critical Ventilation - fan Failure Policy. Responsibilities (12%)Participate in educational programs and in-service NA meetings as requiredIs expected to work an 8 hour rotating shift during day, evening and night, be available in short notice for shift coverage, overtime and being on-call if necessaryProvides verbal and written reports as NA assigned tasks in a professional and workmanlike manner and close the work orders within time frame given in response time NA the work status with the client groups via central call center within the time frame given in response time policyAdheres to the occupational health and safety acts and other legislative enactmentRepresent the department with a positive and professional attitudeMaintain an industry level standard productivity level Other Duties (3%)Perform other duties consistent with the job classification, as required and as assigned by the supervisor. Knowledge and Applied SkillsOntario Third Class Stationary Engineer's Certificate or Building Operator Certificate/Diploma or equivalentCollege level education or equivalent work related knowledge of building operations & NA 5 years related experience in plant operations (steam generators, refrigeration, building automation systems) and hold a valid Millwright NA well within a team NA of trouble shooting & repairing building systems and performing other related plant duties as NA computer NA employment and attendance NA be physically able to do the jobSatisfactory employment and attendance recordAbility to read, write and speak English fluentlyAbility to read and understand mechanical, Electrical and control drawingKnowledge of building automation system, chillers, boiler, water treatment & fire alarm system Knowledge of Honeywell fire alarm, pneumatic tube and Medical Gas SystemDocumented proof of Worker or Supervisor health and safety awareness training, as applicable (as per Ontario's Occupational Health and Safety Act regulations). This training can be provided to the successful candidate if needed.
