Positions Available: 1 Purpose of Role Assist in planning, control and supervision of maintenance work and operation of all base building systems as well as interior and exterior building components at Oakville Hospital. Will assume responsibility for the Supervisor Plant Operations and Maintenance in his absence, ensuring the continuity of all services through availability of redundant equipment and the shift building engineers who are employed on a 7/24 basis and/or the various tradesmen who provide maintenance and repair service to the physical plant and building's NA daily routine and preventive maintenance works are completed on time and will play a key role in the development of preventive maintenance routines, frequencies and schedules, ensures the efficient utilization of manpower, supplies, utilities and equipment in a cost effective manner while providing quality service delivery to all patients, staff and visitors at the hospital. He will participate in a staff hiring, promotion, demotion and disciplinary process and provides appropriate training to the new employees. Will also coordinate external contractors work for a variety of repairs and maintenance projects as well as assists in development and control of departmental annual budget and assessing all conditions and modifications to the plant equipment and buildings to identify life cycle capital projects. Provide supervision on a shift rotation during the week which includes occasional weekends, nights and days. Principal Accountabilities General Duties (60%)Assists in planning, controlling and supervising the implementation of preventative maintenance program and daily repairs to meet the hospitals' needs and requirementsPlans, schedules and estimates labour, material, equipment and downtown to complete maintenance and repair worksOversees continuity of building base services through ensuring availability of redundant equipment and shift staff who are employed on 7/24 bases as well as various tradesmen who provide maintenance and repair services to physical plant equipment and building elementsReview BAS system reports, ensures alarms are cleared, their cause is fixed and supervises the efficient and safe operation of all equipment in Central Utility Plant (CUP) including chillers, cooling towers, hot water boilers, steam boilers, emergency diesel generator and their auxiliary and ancillary equipmentAssists in organizing and maintaining technical information, regulatory compliance records, licensing and certification of all elements of HVAC system, elevators, structural reviews, roads, soils, painting, NA all work is conducted in a manner that meets established departmental and government regulationsActs as a primary contact with different client groups on issues relating to the plant operations and maintenanceProvides leadership and clear business direction to unionized staff to ensure timely completion of preventive maintenance and repair work NA managing the maintenance management NA that proper level of spare parts is available in the stores to minimize the down time or unavailability of space and/or NA procedural directions and problem solving guidance to unionized staffEnsures consistent administration of work rulers, policies and procedures and provisions of collective NA counseling and disciplinary sessions with his subordinates in accordance with the HR policies. Quality Management (20%)Maintain records and information pertinent to the operations and maintenance of the facilityAssists in preparing accurate periodic reports for submission to the hospitalProvide technical assistance and advice as directed by the plant manager, or his designateAdheres to the departments established policies, procedures, objectives, quality assurance and safety guidelinesEnsures that due diligence is exercised in the use of equipment and suppliesEnforces observation of guidelines, rules and regulations of health and safety as well as infection control appropriate to the area of work by his subordinatesEnforces strict adherence to the lock out/tag out policy by his subordinatesResearches specifications, drawings and O&M manuals in order to direct tradesmen for "doing the work right the first time" when performing a taskMeets with sales representative in the selection of parts and equipmentMeets regularly with client group's management to ensure service quality is satisfactory Responsibilities (15%)Participate in educational programs and in-service NA meetings as requiredOrganizes and participates in monthly staff meetingIs expected to carry a pager and be available after regular working hours and being on-call if necessaryProvides verbal and written reports as requestedComplete assigned tasks in a professional and workmanlike mannersEnsures the assigned tasks are completed and work orders are closed within the time frame given in response time policyEnsures the work status is communicated with the client groups within the time frame given in response time policyAdheres to the occupational health and safety acts and other legislative enactmentRepresent the department with a positive and professional attitudeTo assist in the implementation of the Environmental Management System within key process areasEncourages team members to make suggestions, provide feedback and propose ideas for Continuous Improvement Initiatives Other Duties (5%)Perform other duties consistent with the job classification, as required and as assigned by the director Knowledge and Applied SkillsCollege level education or equivalent work related knowledge of building operations & NA Ontario second/third class stationary engineers certificate or Building operator certificate or trade license (Millwright, Electrician, Plumber or Steam Fitter) or equivalentMinimum 2 years related experience in plant operations (steam generators, refrigeration, building automation systems) and hold a valid Millwright NA well within a team NA of trouble shooting & repairing building systems and performing other related plant duties as NA computer NA employment and attendance NA be physically able to do the jobSatisfactory employment and attendance recordAbility to read, write and speak English fluentlyAbility to read and understand mechanical, Electrical and control drawing Knowledge of building automation system, life safety system, electrical systems and HVAC including boiler, chiller, cooling tower, pumps, motors, heat exchanger, AHU, NA proof of Worker or Supervisor health and safety awareness training, as applicable (as per Ontario's Occupational Health and Safety Act regulations).
