To be a key member of the Infrastructure & Sustainability Team, as part of Facilities Operations Department providing support to the TfL Head Office portfolio of buildings by providing professional and technical support, assurance, advice and guidance to support asset management for improved safety, sustainability, reliability and amenity, and reduced total cost of ownership in terms of maintenance, modifications, refurbishments, modernisations and new works.

* Review the performance of assets, maintenance activities and work processes to develop and lead the implementation of continuous improvement projects by pro-actively identifying issues and trends relating to the assets and their management;

2. Provide technical guidance and assistance to the Facilities Operations team in connection with building services and building matters; connected with projects, maintenance and day-to-day issues;

3. Source and analyse data from multiple sources to identify opportunities for asset reliability improvements. Investigate root causes of asset failures and develop controls including maintenance tactics that specifically address failure modes.

4. Provide technical expertise and assistance for preparation of project requirements, tender documentation, pre and post tender analysis and technical evaluation of building services maintenance and project tenders;

5. Assist in the preparation, specification, mobilisation, audit and continual review of delivery and performance of building services contracts; in liaison with the Operational Performance Team;

6. Ensure all project work is designed and implemented in accordance with TfL and industry Standards: providing technical guidance and clarification at feasibility stage, carrying out life cycle assessments, championing best practice, reviewing design documentation, reviewing construction and supervising the handover procedure.

7. Provide technical expertise and advice at strategic and tactical level to promote, support and establish fit for purpose and efficient system engineering activity throughout all levels, programmes and projects within the business at all stages of the lifecycle
* Membership of the Chartered Institute of Building Services Engineers, Institute of Electrical Engineers or the Institute of Mechanical Engineers - possessing or working towards chartered status
*A professional qualification in a relevant discipline to either HNC or degree level or equivalent
* An understanding and awareness of environmental engineering and sustainable construction
* highly developed customer focused and business driven approach to service delivery
* Demonstrable knowledge of formal problem solving and business process improvement approaches such as Lean and Six Sigma methodologies
* A sound knowledge of health and safety issues and legislation in the building services and construction environment
* Building surveying
* Excellent knowledge of asset management principles


* Excellent project management skills including business case preparation, risk assessment, multi-disciplinary project delivery to commissioning
* Well developed ability to apply technical solutions in a business driven, customer focused context within defined budget limits and constraint
- Excellent Communication skills and the ability to deliver technical presentations to a range of stakeholders
* Ability to analyse complex data, draw conclusions, produce reports and make recommendations to senior management
* To understand and synthesise complex engineering issues and to interpret, technically, legislative and regulatory requirements; this includes consideration of risk and business cost / benefits
* Demonstrable ability to maintain up to date knowledge through formal and self directed learning


* Technical background associated with building services engineering, engineering or manufacturing with experience in the building services industry including, some management experience
- design, assurance, auditing, construction, operation and maintenance in a technical engineering environment
* Experience using CAFM/CMMS for data analysis and asset and work management
* Extensive exposure to planned preventative, condition based maintenance
* Extensive background specialisation in either electrical or mechanical engineering
* Experience of delivering maintenance and projects with payback, investment life cycle costing and technical criteria
