My client, a large 3rd Party Commercial Property Management firm is currently seeking a Site Supervisor for a Facility in Red Deer. The position reports to the Senior Property Manager and serves as the primary point of contact for the day to day operations of the facility. This position oversees all aspects of building operations, including monitoring of the building management control system, computerized maintenance management system, preventive maintenance, custodial operations, grounds care, building envelope and service requests. The role pays $66K - $68K depending on experience + excellent benefits and room for advancement. Key DeliverablesOperates and maintains building BMCS and CMMS systemsAssumes responsibility for all aspects of operations at his/her assigned siteSupervises employees and subcontractors while they are onsiteProvides after hours on-site emergency support as per rotation scheduleAssists property managers in effectively carrying out their property management activities, serves as both a gauge of service quality as well as a technical resource within areas of responsibility: OH&S, quality assurance and contract/tender specificationsEnsures the terms of contracts are met, including reporting requirements and specified standards are adhered to in accordance with contract provisions QualificationsValid Power Engineers Certificate (minimum 5th Class)Strong computer skills, including use of computerized maintenance systemMinimum five years hands-on building operations experience, preferably in a commercial office environmentStrong customer care and communication skillsExcellent knowledge of building systemsRequired to have or obtain the following health and safety courses: WHMIS, Confined Space Entry, Leadership for Safety Excellence, and related safety instruction through the Alberta Construction Safety AssociationAbility to provide leadership and work together with a property management team ResponsibilitiesBuilding Operations & MaintenanceObtains quotations to complete projects and maintenance as may be requiredAssists with client work projects that may be requiredLiaises with other building operations personnel, tenants (clients) and Owner representativesReports to superior regarding any unusual building activity or potential insurance claimsMaintains an auditable water treatment program and adheres to all approved parametersSupervises and monitors maintenance staff and subcontractors while on siteReviews and approves expenses directly related to work performed at the managed sites, other than recurring monthly costs and expensesAssists with the completion of Facility Condition SurveysEnsures OH&S legislation and regulations are being adhered to via Management's safety programPerforms regular (daily, where applicable) building surveillance tours to identify building concerns, review logs, identify opportunities and ensure there are no building operational abnormalities or inefficienciesResponds immediately to emergencies both during regular working hours and when on call (in accordance with assigned call cycle)Participates in the development and implementation of goals, objectives and policiesProvides back-up for other site supervisors as may be requiredPreventive MaintenanceCompletes work and maintenance in accordance with code requirementsCompletes preventative maintenance responsibilities (and related documentation) in accordance with the Preventative Maintenance programMaintains a daily record/log book of activity that's readily available for review by the Operations Supervisor, Quality Control Manger and/or Property ManagerOversees completion of Contract Operations Check-list on a regular basisCompletes maintenance responsibilities (including directing maintenance personnel) and minor repairs as may be required on a daily basis, such as tightening door hinges or adjusting door swingsMonitors certain preventative maintenance requirements that are completed by a qualified subcontractor (i.e. fire alarm inspections, backflow preventer inspections, annual chiller preventative maintenance)Updates preventative maintenance records (cards or other maintenance system such as CMMS)Contract KnowledgeEnsures specified standards are adhered to in accordance with contract provisionsProvides input to Standard Operating Procedures (SOPs) relating to supervised sitesAttends monthly client or owner meetings if requested to do soSafety and EnvironmentCommunicates and advises on environmental and occupational health and safety policies and standards within area of responsibility as well as corporatelyConducts onsite safety inspections and audits as may be required for buildings and projectsEnsures employees and subcontractors are adhering to safety practicesQuality AssuranceMonitors and reviews building operations including preventive maintenance, building envelope, grounds, custodial, and life safety systemsProvides IAQ reporting and monitoring as requiredMonitors Key Performance Indicators (KPIs) in conjunction with property managers and ensures KPIs are being metDocuments quality assurance inspections and works with property managers to achieve corrective measures and continuous improvementClient RelationsMonitors and manages client service requests through the CMMS systemPortrays a favorable image of the organization as the front-line contact with clients/tenants and sub-contractors, including wearing proper attire and identificationDemonstrates excellence, enterprise, and enthusiasm when associating with co-workers and clients
