Maintain a high profile with external property contacts by establishing and maintaining effective working relationships with local authorities, local agents, land owners and other developers within A geographical area, in pursuit of suitable opportunities for the Group.
Work closely with internal departments (e.g. Technical, Construction, Sales and Marketing) to ensure all opportunities are fully optimised and effective working relationships are developed to assist in the land acquisition and planning process.
Actively contribute to delivery of the Group's development strategy and maintain close links in this regard with the New Business & Strategy team to feed leads for large scale regeneration schemes, potential merger and acquisition activity, stock swaps and so forth.
Carry out site appraisals ensuring that land opportunities are presented in an objective and professional manner with input from other departments and in line with Group procedures for approval by SAP/EMT/GIC, as appropriate.
Appoint and manage external professionals and consultants in relation to site appraisal and scheme design for planning.
Undertake Planning Appraisals of potential development sites and make recommendations on the prospects of achieving planning permission.
Determine the appropriate method of acquisition and manage the planning process (including promotion of the site and representations to local planning authorities etc) to ensure it is carried out effectively until an implementable consent is obtained.
Ensure appropriate authority is obtained for all land acquisitions (including option agreements), appoint consultants and agree fees, liaise with solicitors and other internal departments
Prepare and submit viability evidence as necessary to support negotiations around S106 agreements and CIL contributions
Ensure that land procurement is compliant with budgets and forecasts and that the Group's requirements for land acquisition are fully met.
Responsible for all projects from initial site identification, appraisal and approval to the point of purchase and implementable planning consent being obtained, in line with budgets; and for liaising with and actively managing all internal departments and external consultants/authorities accordingly.
Ensure Group systems (Pamwin) and schedules (spreadsheets) for all land/schemes are maintained in an up to date position each month.
Ensure land files are maintained in accordance with Policy and Procedures and all funding conditions are complied with.
