JLL is currently seeking a dynamic individual for the role of Project Manager to provide reliable, timely, efficient support to the Vancouver Team. The position entails working with a diverse group of internal and external Stakeholders at all levels of the organization, and the individual will require the independent judgment to plan, prioritize, and organize a diverse workload in a fast-paced environment. This role provides a wide variety of support services to the project team and the successful candidate will be detail oriented with strong organizational skills and a team player attitude

Project Management – lead, advise, and/or oversee projects from concept to handover – being each client’s main point of contact:

  • Marketing available JLL products and service offerings.
  • Creating project case studies at or near project completion.
  • Managing multiple projects in various phases of development.
  • Acting as single point of project contact, regularly proactively communicating with your client and manager.
  • Establishing, maintaining and achieving project goals and criteria to satisfy client expectations.
  • Completing projects within scope, schedule, budget, and the client’s changing needs.
  • Managing the activities of owners, consultants, contractors, suppliers, AHJs, operators, and stakeholders. 
  • Defining, documenting and controlling project scope and changes to the specified level of quality.
  • Developing a project control budget and baseline schedule aligned to scope; controlling cost and schedule.
  • Preparing and updating a Risk Management Plan and mitigating project risks.
  • Leading project meetings and generating meeting minutes.
  • Preparing weekly flash reports and monthly progress reports.
  • Developing a contracting strategy, procuring, negotiating and holding parties accountable to their contracts.
  • Implementing PM software, leveraging JLL technology solutions whenever possible.
  • Maintaining complete and accurate project documentation, easily retrievable and suitable for audit.
  • Leveraging the benefits of JLL Synergy partners to reduce project cost, timelines and risk.
  • Troubleshooting and problem solving to ensure there are “no project surprises”.
  • Team Management – support, empower, and lead your project team:

  • Energizing, supervising, training, mentoring, goal setting, and evaluating APMs and PCs on your projects.
  • Educating your project team of JLL expectations, policies, best practices, procedures, and methodologies.
  • Fostering an ethical environment of accountability, excellence, inclusivity, collaboration, and innovation.
  • Identifying and attracting top talent.
  • Operational Management – ensure projects achieve financial targets and client requirements:

  • Actively managing JLL’s project team to exceed our financial performance and client satisfaction targets.
  • Managing our contract; recognizing and pursuing changes in the terms of our contract.
  • Managing invoice distribution and ensuring AR collections within the contracted timelines.
  • Monitoring project spend and updating costs to complete projects.
  • Forecasting project resource needs, working with your manager to appropriately staff your projects.
  • Reviewing and approving project team expenses and timecards.
  • Ensuring file structures are in place and project documents are properly managed. Fully and accurately informing your manager of project issues that could affect project targets and reputation.
  • Relationships – collaborate and communicate with clients, project stakeholders, and JLL peers:

  • Working with owners, landlords, tenants, developers, institutions, architects, engineers, and contractors.
  • Building rapport with key client project representatives. 
  • Cultivating new and existing business relationships.
  • Obtaining client referrals and testimonials.
  • Proactively identifying and tactfully resolving potential project issues.
  • Collaborating with JLL peers, senior PMs, regional leads, practice leads, and SMEs to leverage JLL’s vertically integrated real estate services platform.
  • Growth – pursue project opportunities:

  • Leading or supporting the pursuit strategy, sourcing, positioning, pitching, and securing of new business.
  • Positioning JLL as a leader in project development services. Marketing available JLL products and service offerings. Creating project case studies at or near project completion.

  • Post-secondary education in Engineering
  • Must have 4-6 years of relevant work experience, or combination of relevant work experience and educationCommercial real estate, architectural or construction industry experience is required
  • Ability to understand all aspects of construction projects effectively and efficiently including, but not limited to Budgeting, and Scheduling in order to fully understand project implications based on minimal conceptual information
  • Must have an understanding of technical requirements for business relocation
  • Outstanding interpersonal and communication skills (verbal and written) with the ability to successfully communicate with architects, contractors, client’s representatives, and team members
  • Strong organizational and time management skills
  • Able to adapt and prioritize, meeting deadlines, in a fast-paced environment
  • Flexibility with work hours and travel as needed
  • Operates with a sense of urgency, quickly responding to Stakeholders
  • Professional yet personable demeanor
